Maitland-based Terian Development (Website) has secured a $92.5 million construction loan and broken ground on Emi on 50, a nine-story apartment community at 650 N. Hampton Avenue [GMap], at the southwest corner of East Colonial Drive and Hampton Drive in the Mills 50 district (which City Hall has been calling “the new downtown”). Construction is expected to run through 2027, with completion and move-ins targeted for 2028.
The 336-unit project spans approximately 580,000 SF and includes studios, one-, two-, and three-bedroom apartments, as well as live/work units facing Colonial Drive that were designed for small business owners and remote workers. According to the project website, the building’s design draws on “Japandi” aesthetics, blending Japanese and Scandinavian influences for a “nature-forward, calm residential environment.” Amenities include a rooftop pool and sunset terrace, an elevated ninth-floor pickleball court, a Japanese garden courtyard, a speakeasy-inspired lounge, coworking loft spaces, and smart-home integrations throughout. The property will be managed by Willow Bridge Property Co.
Terian Development founder Ian McCook named the project after the Japanese word “emi,” meaning “beautiful smile” or “blessing.”
