Orange County School Board approves transfer of Hungerford property to Dr. Phillips Charities

The Orange County School Board has approved an agreement to transfer the historic Hungerford property from Orange County Public Schools to Dr. Phillips Charities. The move allows the Town of Eatonville to begin implementing its resident-designed master plan, which emphasizes cultural preservation, green space, affordable housing, healthcare, education, and long-term economic development.

“This moment is the result of years of believing in Eatonville and continuously fighting for what’s best for its residents,” said Mayor Angie Gardner via a prepared statement. “Although there were other paths we could have explored as a town, this option is the best one for our future, and I’m looking forward to working with Dr. Phillips Charities to fulfill the desired wishes of our residents as shown in the community master plan.”

The 100-acre parcel, once home to the Robert Hungerford School, has been at the center of debate for years. With this vote, Eatonville gains a committed development partner, deed restrictions that reflect community priorities, and the return of portions of the land to the town following development.

Ken Robinson, President and CEO of Dr. Phillips Charities, said, “We are humbled to be part of this historic agreement. Our role is to support Eatonville’s vision and ensure the work is carried out with transparency, accountability, and respect for the community’s past and future.”

The master plan includes a large public green space and festival pavilion honoring Zora Neale Hurston, an early learning center, a community and health hub, and affordable housing for residents, educators, first responders, and seniors. The project will also prioritize contracts and hiring for local and small businesses.

Residents will have an opportunity to learn more at a public meeting, “What’s Next for the Hungerford Property?” on Friday, October 3, from 6 to 8 p.m. Town leaders and project partners will be present to answer questions and hear feedback. Click HERE for more information on the meeting.
