Former Apopka golf course sells for $4.25 million

A massive track of land in Apopka that was once home to Errol Estate Golf & Country Club has changed hands at a steep discount.

Just this month, the 380-acre property (of which only 170 acres were deemed buildable by the City) sold for $4.25 million to an investment group linked to billionaire entrepreneur Michael Repole (Forbes); significantly below its previous asking price of $7.5 million.

Originally owned by 5th Hole Investments LLC, led by the family of former owner Julian (Larry) Klein, the property had been on the market since mid-2024. The Klein family previously attempted to offload it for $7.5 million through Foundry Commercial, positioning it as a residential and mixed‑use development opportunity due to its zoning and proximity to major roads like U.S. 441 and the SR‑429 expressway.

In June of this year, Klein’s group made a formal $6.3 million cash offer to sell the land to the City of Apopka in its current condition, including the assumption of roughly $295,000 in outstanding utility liens. That offer was met with skepticism by city officials, some of whom argued the city lacked the resources to purchase a private golf course, especially when compared to successful public acquisitions like Camp Wewa.

The new owners have not yet released their specific plans. While the golf course may be redeveloped for residential, commercial, or mixed-use purposes, its lower sale price suggests negotiable financials tailored to future development.

Some had hoped the City of Apopka might step in, perhaps with a recreation district model—as was once discussed in 2020,but that option faded amid fiscal concerns and political hesitation. For now, the property transition remains firmly in private hands.
