A new ten-story, 246-room hotel is being planned for 47 W. Jefferson Street [GMap] in downtown Orlando. The project, proposed by Unilog Orlando LLC and designed by architect Brent Lenzen, received a recommendation for approval from the City’s Municipal Planning Board in November 2024. The half-acre site currently contains a 36,000 SF warehouse that will be demolished to make way for the new development.

The hotel will be located between North Orange Avenue and Garland Avenue, just north of the Jefferson Street Parking Garage and next to the CSX rail line. Plans include a ground-floor restaurant facing West Jefferson Street, an outdoor deck, and a curved drop-off area for guests. Because of the narrow site frontage, the project will share a driveway with the neighboring property to reduce traffic impacts and improve pedestrian flow. A crosswalk and ADA-compliant curb ramp are also planned to connect the hotel with the public garage across the street.
The proposed building height will be limited to about 10 stories due to Federal Aviation Administration restrictions. Renderings show a modern façade with large glass panels and vertical lighting accents, designed to complement the evolving downtown skyline. The project falls under the Downtown Metropolitan Activity Center land-use designation, which supports dense, mixed-use development near the city center.
If approved by City Council (and it will be), the project will add another hotel to the growing cluster of developments around Jefferson and Garland, including the recently opened Art2 Park.
