350-unit apartment complex proposed on former Calvary Assembly parking lot near I-4

A master plan application is moving through the City of Orlando for a 350-unit apartment complex on a portion of the Calvary Assembly of God property near Interstate 4 in the Lawndale neighborhood.

The project proposes a multifamily apartment building with a parking garage, pool, and courtyard area on approximately 5.78 acres at the northeast corner of Minnesota Avenue and Formosa Avenue. The site is currently part of the Calvary Assembly of God’s parking area, designated as “Project Area 2D” within the church’s larger 39-acre Planned Development zoning district.

The Calvary Assembly PD, which spans a large stretch of land generally south of Ogelsby Avenue, north of East Par Street, west of Clay Street, and east of I-4, was established through a 2017 City Council ordinance specifically to allow for future residential, commercial, and hotel development alongside the existing church campus.

The 2017 ordinance also established requirements that future development in that part of the PD include signage directing traffic to I-4 via Formosa Avenue, pedestrian connections along street frontages, and stormwater management coordination with the St. Johns River Water Management District.

The project is being designed by engineering firm Kimley-Horn. A master plan approval from the Municipal Planning Board and City Council is required before building permits can be issued.
