
RENDERING BY KOBI KARP ARCHITECTURE VIA CITY OF ORLANDO
The owner of 170 E. Washington Street [GMap] has filed plans for a 37-story mixed-use tower on the long-empty corner lot across from Lake Eola Park at Washington and Rosalind, adjacent to the St. George Antiochian Orthodox Church.
The proposal calls for 252 luxury residences on the upper floors, a 221-room hotel in the mid-levels, six floors of parking, and ground-floor retail and restaurant space with outdoor seating facing the park. At approximately 420 feet, it would sit in the same height range as The VUE at Lake Eola and the Orange County Courthouse. Miami-based Kobi Karp Architecture & Interior Design (Website) is handling the design work.
The lot has been empty for years. A Cambria Hotel was approved there in 2017, redesigned twice, and never built. Lincoln Property Company looked at the site in 2023 but didn’t move forward, but it was razed and has been an impromptu dog park ever since.
The new application needs to go through the city’s zoning and planning process still and city officials are expected to discuss it in May.
