
Nicholas Fouraker (LinkedIn), former mayor of Belle Isle, has purchased a property at 906 N Orange Avenue [GMap], on the edge of the North Quarter and Ivanhoe Village, for his commercial real estate business.
The $1.2 million project includes demolition work that has already started, with Fouraker hoping to move in by midsummer 2026. Once complete, the building will feature a kitchen area designed to host clients and public events. Fouraker is removing the current mansard roof awning to reveal the historic facade of the building underneath in an adaptive reuse approach. The work includes new exterior lighting and fresh paint as part of the exterior improvements.
“I’m really hoping we’ll find some of the old tile hidden behind this awning. It’s like a treasure hunt. It’s a great location, super visible from the street, and I really want it to contribute to the overall feel of the neighborhood.”

Fouraker shared with Orlando Shine that he hopes to transform the corner location into a landmark that serves as a better gateway into the North Quarter and downtown Orlando. He said he also plans to work with the city to connect the property more effectively with the adjacent Orlando Urban Trail, which dead ends at Orange Avenue and travels past his property before skirting across at a scramble intersection a bock away.
The building currently houses a Benjamin Moore paint shop, but its short-term lease expires next spring, and they have yet to sign a new lease, according to Fouraker.
